House rules

Hidden Hills was created for quiet, privacy and time spent together. The person making the booking is responsible for informing the whole group and for ensuring that these rules are observed throughout the stay.

Hidden Hills is rented exclusively as a whole, whatever the number of guests. The maximum capacity is 10 people, adults and children combined.

Rooms cannot be booked separately, and the property may not be sublet or transferred to other people without the written agreement of the Hidden Hills team.

The property and its facilities may be used only by the people declared and confirmed in the booking.

Any visitor not included in the booking must be announced and approved in advance. The total number of people on the property may not exceed the maximum capacity of 10.

Check-in begins at 4:00 PM and is carried out in person. The approximate time of arrival must be communicated in advance, so that a member of the team can welcome the guests, hand over the key and show them the property.

Check-out must be completed by 11:00 AM. Arriving earlier or leaving later is possible only if it has been requested and confirmed in writing, subject to availability.

Keys and any means of access provided must be returned on departure. Their loss or damage may give rise to replacement costs.

Hidden Hills is intended for quiet stays, family gatherings and time spent with friends in a private setting.

Parties, noisy events, celebrations and loud music are not permitted. A reasonable noise level must be maintained outdoors at all times, particularly at night.

Quiet hours are 10:00 PM to 8:00 AM, during which noise, loud music and any activity liable to disturb the quiet are not permitted.

Aggressive, dangerous or unlawful conduct, and conduct affecting the safety, the quiet or the integrity of the property, will not be tolerated.

Smoking is strictly prohibited in the villa, in the bedrooms, the bathrooms, the shared spaces and any other indoor space.

Smoking is permitted only in the designated outdoor areas, using the ashtrays provided. Cigarette ends must not be discarded on the terrace, in the garden, in the pond, on the paths or at the forest edge.

Outdoor footwear is not permitted inside the villa, on the wooden floors or in the accommodation areas.

Guests are asked to leave their shoes at the entrance and to use the indoor slippers provided.

The protective covers placed on sofas, armchairs, chairs and other pieces of furniture must not be removed during the stay.

Furniture, decorative objects, mattresses, tables and equipment must not be moved from their places without the agreement of the Hidden Hills team.

Wet towels, swimwear, hot containers and any items liable to stain or damage surfaces must not be placed on beds, sofas, armchairs, wooden furniture or other delicate surfaces.

Children must not be left unsupervised in any area of the property.

Constant supervision by an adult is required, in particular near the pool, the pond, the stairs, the balconies, the terraces, the fireplace, the barbecue, the access road and any areas with changes in level.

Parents or accompanying adults are responsible for the safety and the conduct of the children in the group.

The pool is private and may be used only by the guests included in the booking. The water is kept at around 30°C all year round.

Children must be supervised by an adult at all times. Running around the pool, pushing, dangerous games, risky diving and any behaviour liable to cause an accident are not permitted.

Glass items are strictly prohibited in the pool area. Please use only safe containers and the towels dedicated to the pool.

The pool's equipment, installations and technical settings must not be altered. Any problem must be reported to the Hidden Hills team immediately.

Swimming and bathing in the pond are prohibited.

Fishing is permitted for recreation only, on a catch and release basis. Fish must be handled with care and released immediately.

Children must be supervised at all times near the pond. Waste, food, objects and substances must not be thrown into the water.

The barbecue may be used only in the area set aside for it and must not be left unattended.

Lighting fires elsewhere on the property, on the lawns or at the forest edge is strictly prohibited.

The fireplace and any source of fire may be used only in accordance with the instructions given. Fires must be put out completely before guests leave the room or go to bed.

Candles, fireworks, firecrackers, sky lanterns and other items involving a flame or a fire risk are not permitted without the written agreement of the Hidden Hills team.

The kitchen and its appliances must be used with care and only for the purpose for which they are designed.

Cooking must not be left unattended. Oil, fat, food waste and solid objects must not be put into the sinks, the toilets or the drains.

Any fault, incident or damaged item must be reported immediately. Do not attempt to repair the installations or the appliances.

No intervention is permitted on the heating systems, the electrical panels, the pool installations, the technical equipment, the photovoltaic panels, the storage battery, the plant rooms or any other systems of the property.

In the event of an interruption, an alarm, an unusual smell or a fault, contact the Hidden Hills team immediately and follow the instructions given.

Guests are asked to keep the property tidy and to use the containers provided for waste.

Leaving waste in the pond, in the orchard, on the lawns or outside the designated areas is prohibited.

Branches must not be broken, plants must not be damaged and the wildlife on the property must not be disturbed.

Pets are not accepted on the property.

Five private parking spaces are available beside the villa.

Vehicles must be parked only in the designated areas, without blocking the private road, the gates or technical access, and without parking on the lawns.

On the private road and within the property, please drive slowly and with particular care for children and pedestrians.

When leaving the villa, doors and windows must be closed, and the key must not be left in view or given to anyone outside the group.

Access to plant rooms, storage spaces or areas marked as restricted is not permitted.

In an emergency, call 112 and inform the Hidden Hills team immediately.

The person who made the booking is responsible for the conduct of the whole group and for any loss or damage caused by guests or visitors.

Any damage, breakage, stain, loss, incident or fault must be reported immediately. Reasonable costs for repairing or replacing property, for missing items or for the additional cleaning caused by a failure to observe these rules may be claimed from the Client, as provided by law.

On arrival, any pre-existing problems must be reported to the Hidden Hills team so that they can be checked.

Hidden Hills is not liable for personal belongings left unattended or forgotten, except where the law provides otherwise.

Items found after departure will be kept for a reasonable period. Postage or courier costs are borne by the owner of the item.

At check-out, please gather your personal belongings, leave the dishes you have used in a reasonable state, put waste in the places indicated, close the windows, switch off the appliances you have used and return the key.

Guests are not required to carry out a professional clean, but the property must be left in a reasonable state, without excessive dirt or abandoned waste.

Serious or repeated breaches — including smoking indoors, exceeding the capacity, admitting unannounced people, holding parties, dangerous conduct or deliberate damage to the property — may lead to the immediate termination of the stay, without refund of the amounts paid, to the extent permitted by law.

The Hidden Hills team may require guests to leave the property where a guest's conduct endangers people, property, the quiet of the place or compliance with legal obligations.

A member of the Hidden Hills team remains available throughout the stay. Technical problems, incidents, accidents or situations that may affect safety or comfort must be reported immediately, so that we can respond as quickly as possible.

Delaying the report of a problem that could have been remedied during the stay may limit the team's ability to deal with it effectively.

By making the booking and entering the property, guests confirm that they have read, understood and accepted these house rules.

The person in whose name the booking is held is required to pass the rules on to all members of the group and to any approved visitors.
